The deal, in plain language.
How booking works
A booking on this site is a request, not an instant reservation. You send your dates and room; a real person checks the calendar and confirms by email, usually within a day. Your booking exists once we confirm it in writing.
Booking and deposit. A refundable deposit of 20% of your first month's rent (for example ₱8,000 on a ₱40,000 month), paid by bank transfer, confirms your room. Bank details come with your offer email. No rent is ever paid on this website: rent is settled monthly in person, by GCash, bank transfer or cash. Room rates are fixed; add-on prices are indicative until confirmed with your booking.
Rates
- 1 month: ₱40,000 per month, per room
- 2–3 months: ₱38,000 per month, per room
- 4+ months: ₱35,000 per month, per room
- Second guest: +₱3,000 per month
- Stays under a month: not bookable here; message us directly and they run at double the monthly rate (our published rates are for stays of a month or more)
Cancellation and your deposit
- 14+ days before check-in: Deposit refunded minus a 10% service charge
- Under 14 days (incl. no-show): Deposit is not refunded
Only the deposit is at risk before you arrive. Where a refund applies, it is returned by the same method the payment was made. After checkout your deposit follows the house rules on damage and is returned within 14 days.
Your stay
- Rooms sleep a maximum of two guests.
- Housekeeping is included twice a week; damage beyond normal wear is charged at cost.
- Be decent to the home, the staff and the neighbours; we can end a stay for serious misconduct.
- The pool is our partner's, nearby; access runs on their house rules.
The small print
