How booking works
A booking on this site is a request, not an instant reservation. You send your dates and room; a real person checks the calendar and confirms by email, usually within a day. Your booking exists once we confirm it in writing.
Booking, the advance, and the deposit. Your room is confirmed when we confirm it in writing. We then ask for an advance of 20% of your first month, by bank transfer or GCash. The advance is part of your rent and comes straight off what you owe. On arrival you settle the balance of your first month plus a refundable security deposit of 20% of that month. The security deposit is a separate thing: it is held against damage, it is on top of the rent, and it comes back after checkout under the house rules. On a ₱40,000 month that is ₱8,000 in advance, then ₱32,000 rent + ₱8,000 security deposit on arrival — ₱48,000 all in for your first month, of which ₱8,000 comes back. Nothing is ever charged on this website: the advance is a transfer you make yourself, and rent after the first month is settled monthly in person, by GCash, bank transfer or cash. Room rates are fixed; add-on prices are indicative until confirmed with your booking.
Rates
- 1 month: ₱40,000 per month, per room
- 2–3 months: ₱38,000 per month, per room
- 4+ months: ₱35,000 per month, per room
- Second guest: +₱3,000 per month
- Stays under a month: not bookable here; message us directly and they run at double the monthly rate (our published rates are for stays of a month or more)
Cancellation and your deposit
- 14 days or more before you arrive: Your advance comes back in full. Just tell us, so the dates open up for someone else
- Inside 14 days of arrival: The advance is kept, and nothing further is owed
- After you arrive: Leaving early does not refund the month you are in; the security deposit still follows the house rules on damage
The only money at risk before you arrive is the advance, and only if you cancel within 14 days of your arrival date. Where a refund applies — an advance coming back, or your security deposit after your stay — it is returned by the same method the payment was made. After checkout your security deposit follows the house rules on damage and is returned within 14 days.
Your stay
- Rooms sleep a maximum of two guests.
- Leaving early? You can hand your room to someone else for the rest of your stay with 14 days notice to us. The booking and the rent stay in your name; just introduce us and we take it from there.
- Housekeeping is included twice a week; damage beyond normal wear is charged at cost.
- Be decent to the home, the staff and the neighbours; we can end a stay for serious misconduct.
- The pool is our partner's, nearby; access runs on their house rules.
The small print
